SAA|EVI is planning a five-story mixed-use building on the 1.7-acre Voelkers Lanes site located at the northwest corner of Amherst Street and Elmwood Avenue. The estimated $80 million complex would include 230 mixed-income apartments, 77 parking spaces and 10,500 sq.ft. of commercial space.
North District Common Council member Joseph Golombek posted the project plans to his Facebook page. The applicant team includes Passero Associates and CJS Architects. Demolition of the Voelkers complex is expected to begin soon.
The developer is proposed a PUD for the site allowing site-specific development standards including additional height beyond what would be permitted under the Green Code. Project plans have evolved in recent months based on neighborhood feedback (below).
Previous Project Design
Locally, SAA|EVI has completed The Forge residential development on Broadway and a pair of affordable housing buildings on the Pilgrim Village site north of the Medical Campus. The company is proposing 21 rental townhouses in four buildings on Ashley, Peck and Person streets and 22 for-sale townhouses along Sycamore Street at the north side of The Forge site. The firm operates in 10 states and owns approximately 2,500 residential units.
