Commercial Space Available at Barcalo Living & Commerce

The $40 million Barcalo Living & Commerce development in Buffalo’s Old First Ward has breathed new life into the historic BarcaLounger Manufacturing Complex and the Old First Ward neighborhood. This ambitious project, spearheaded by developers Karl Frizlen and Michael Masters, has transformed the century-old factory into a vibrant mixed-use destination.

The complex offers 116 apartments, ranging from one to three bedrooms, with rents spanning $1,015 to $3,570 per month. But it’s the 33,000 square feet of commercial space that presents exciting opportunities for businesses looking to be part of the Old First Ward’s renaissance.

According to Matt Hartrich of Schneider Real Estate, commercial spaces available for lease include:

9,000 sq.ft. space that can be subdivided. Perfect for retail, office restaurant, or light manufacturing.

A 4,500 sq.ft. of office space. Can be subdivided

A 1,300 sq.ft. space ideal for a café located at the primary entrance

The complex already has an impressive roster of commercial tenants, creating a dynamic ecosystem within the complex including:

Frequentem Brewing Co.

Pace Strength and Conditioning

Oak & Iron Salon and Tattoo

Kav Custom Bike Helmets

Ethereal Beauty Buffalo

Commercial tenants at Barcalo benefit from several standout features:

Barcalo Contemporary Art Gallery: An art alley that is two-football-fields-long corridor curated by the operators of Raft of Sanity, featuring permanent and rotating art installations.

European-inspired pedestrian experience: Encouraging foot traffic for retail and dining establishments.

Historic charm: Exposed brick, beams, and other original architectural elements provide character and ambiance.

The complex is ideally situated near Conway Park and Canalside Buffalo, with easy access to the Buffalo Niagara Medical Campus. The upcoming $24 million Louisiana Street streetscape project will further enhance the area’s appeal.

Karl Frizlen, the project’s lead, describes Barcalo Living & Commerce as a place “where old Buffalo meets new Buffalo”. For businesses looking to be part of this exciting transformation, now is the time to secure a space in what promises to be one of Buffalo’s most talked-about developments.
