New Look: Playter Gardens

An affordable housing infill project in the Broadway-Fillmore neighborhood has a new look.  Previous plans for the single-family home and apartment project were revised based on neighborhood feedback to include front porches. A two-block stretch of Playter Street between Broadway and Paderewski Drive will see 65 housing units constructed on 35 vacant parcels. 

Four single-family, two-story homes are planned and the balance will be stacked single-level apartments within multi-family buildings.  SAA | EVI is teaming with CSD Housing LLC on the project which received $550,000 in funding from the NYS Downtown Revitalization Initiative in November.

Variances are needed for excessive lot width, side yard parking, residential density and excessive interior side yards.  Passero Associates designed the $20 million project.

All of the units will be affordable housing restricted to households with income below 60 percent of the area median income. The project includes low-maintenance landscaping, building-mounted photovoltaic lighting, and a public art and a small off-street parking lot.
