Big Reveal: 500 Block Flats

Douglas Development has submitted plans to renovate four buildings on the 500 block of Main Street.  The structures at 515-521 and 525-29 Main Street will include residential and retail space.  Ten apartments will be located in 515-521 Main, six in 525 Main and nine in 529 Main.  Tenant parking will be located in a Douglas Development-owned lot at Washington and E. Mohawk streets.

The buildings at 515-521 Main Street will have interior alterations to the upper floors, window alterations on the rear of facades and new windows are proposed on the south façade of 515 Main Street.

The biggest exterior change will be to 525 Main Street, a non-contributing structure in the historic district.

From the application:

The historic building will have alterations to the interior, the upper floors will be converted to residential (6 new dwelling units) with retail on the ground floor. The exterior work will involve replacement windows on the East elevation and West facade, uncovering and restoring the West façade at the ground floor storefront, and adding a new storefront to the single-story section of the East elevation.

At locations where original window openings were infilled with CMU, the infill will be removed and the original window opening restored. The contemporary windows will be replaced with aluminum clad wood windows. The West facade storefront renovation will involve removing the existing EFIS and stucco and repairing the historic facade underneath. On the East elevation, existing CMU infill will be removed and replaced with aluminum storefront.

Work on 529 Main Street will include new windows on the east and west facades and replacement of the half-barrel storefront and replacing it with a design in line with the historic 1920’s design.

Project cost is estimated at $4.2 million. Antunovich Associates is project architect. The Preservation Board will review the plans on Thursday.
