Selling Made Simple: Buffalo Brick and Mortar Offers Solutions for Every Homeowner

With the current housing climate, most homeowners looking to sell are in an advantageous position. However, there are some situations where putting a home on the market is neither simple nor straightforward.

Buffalo Brick and Mortar is a local real estate investment firm that purchases homes from homeowners who may not want or be able to go the traditional market route due to unique circumstances.

“A lot of times we’re dealing with older individuals who are looking to downsize or are moving to a senior facility, or family members who are inheriting a home if their mom or dad passed away,” said Phil Greiner, CEO. “Those clients are often feeling overwhelmed by the responsibility of their home, and we can help them move on from that situation. We also deal with homes that are in probate or foreclosure where people are dealing with a significant financial burden from that home.”

According to Greiner, part of Buffalo Brick and Mortar’s appeal is their handling of the entirety of the process. “We assist sellers with anything related to the transaction depending on their situation and needs. Whether it’s helping find legal representation, or initiating the title searches and surveys, anything needed in the transaction we can help facilitate” he said. “Sellers aren’t paying commissions or closing costs. We try to make it as easy as possible for the seller. We can close on their timeline.”

In downsizing situations, sometimes homeowners are unsure of their next steps. Buffalo Brick and Mortar offers those clients flexible, open-ended contracts to be able to take their time in lining up their next home. “We have people take up to two years and then when they’re ready, we move forward,” Greiner said.

They also take on cleaning out properties that may be overwhelming to homeowners or those inheriting them, and offer assistance with moving services for those who need it. “In inheritance situations, there is often a lot left over, but we take care of it. If they want to keep anything for sentimental value, obviously they can, but they can leave the rest for us.”

Greiner says his company deals with “the cruel and unusual” when it comes to homes, such as those occupied by hoarders or homeowners who simply don’t want to do the cleaning or repairs necessary to list their property. “Some of our clients are people that don’t want photos taken of the inside and don’t want 1,000 people walking through it as they would with an agent,” he said.

“We’ll take it the way it sits.”

Another common situation they deal with is distressed properties.

We often deal with properties that have building violations and code enforcement issues that are creating blight in neighborhoods. We’re getting the violations taken care of to appease the municipality and get rid of the eyesores to help beautify the neighborhood again. When the homes sell well, the neighbors’ property values increase. We’re also selling to end users – homeowners.

RECENT RENOVATIONS:

In one example, a homeowner had moved to a nursing home facility and their property was vacant when an electrical fire happened, leaving the homeowner’s daughter with the burden of figuring out how to salvage it. Buffalo Brick and Mortar purchased the property and did a full renovation. Just before putting it on the market, they were approached by the next-door neighbor whose son was looking to buy a home nearby to help care for her in her later years.

BEFORE:

“We were able to work out a deal with her son and he was able to buy the home and live right next door to his mother and help her whenever she needed,” said Quinn Pafk, Marketing Manager & Acquisitions Specialist at Buffalo Brick and Mortar.

We were able to help two families immensely with just one home. The best part of this job is taking a house that is distressed, dilapidated, and frankly, depressing, and turning it into something beautiful again for someone else.

AFTER:

With over 17 years in the mortgage default servicing area for bank and institutional clients, as well as real estate sales, Greiner offers his clients a thorough understanding of the process and emphasizes transparency.

“I am not your retail buyer,” he said. “If you’re looking to get the most for the property financially, you have to take it to the market. Where we add value is on the flexibility and the timeline.”

“A call is free,” Greiner said. “I’ve done over 1000 real estate transactions, the cruel, the unusual, and the everyday. We have people worried about us coming over to see their place. We reassure them that we’ve seen it all. At the end of the day, the seller just needs to use us as a resource.”
